THE ESSENTIAL OF THE MARKET

TRENDS 

Despite the announcement of the Brexit in the second half of 2016 and a rather quiet summer season (as usual), we are convinced that the English buyers, loyal to Méribel will be present next winter. 

As a pre-election year (presidential election in France in 2017), the phenomenon may affect the enthusiasm of some French buyers. However, the fact remains that the Belgians and the Dutch are particularly active on the market. Today, all the lights are green for purchasers. Prices have been stable since 2009 and the market is very healthy. Accessible to all budgets, between 5,000 and 20,000 € / m², many new programs on all levels of the resort, from the high-end tourism residence L'Hevana to the high-end chalet The Hameau des Cimes are launching the new build market in Meribel. Using mortgages is relevant because interest rates are at their lowest point: around 2% for a 15 years mortgage. The Meribel real estate market is secure for buyers because the supply is always lower than the demand.   

 

THE SALES 

Large apartments are still attracting more customers. The most popular properties have a capacity of about ten people with 4 to 5 rooms from 100 to 200 m². Unfortunately, supply in this market segment is currently insufficient. 

  

THE DEMAND 

For the past three years, Cimalpes Méribel has offered many new programs that have attracted many investors. They have been very successful for the many advantages they offer, such as reduced transfer costs, the possibility of VAT recovery, and so on. The new market worked very well last year (2016), whereas the old market has slowed; Only the best sites at the "fair price" of the market have found taker.   

 

NEW PROGRAMS AND RENOVATIONS 

New programs bring a real benefit to customers. In some cases, you will be able to customize the project with the architect: the layout and the decoration of your apartment or your chalet. A dedicated supervisor ensures the follow-up of the work until the keys are handed over to you. Today, you can very serenely buy a property on plan as the legislation imposes on the promoters many insurances such as the financial guarantee of completion, the ten-year guarantee on the construction, and so on. 

If you want to renovate a property, it requires more involvement and more on site. Cimalpes, your privileged partner can accompany you from A to Z in your project of renovation by passing by the selection of the architect, the decorator, the store LILIE STORE, etc.   

 

PROJECTS 

In order to attract new customers and to compensate for the lack of "hot beds" which is lacking on the resort, new zones for the construction of para-hotel residences should be unblocked soon in Meribel.

What is your view on future developments in urban planning?

I stay vigilant of new development projects and remain cautious about densification. We are going through a new turning point by demolishing residences and rebuilding; It allows us to modernize our resort and offer new properties to our customers. However, I do not want chalets to pile up on top of each other. I seek to keep a comfortable, graceful and harmonious living space.

 

What are your latest favorites and novelties in Méribel?

My latest favorite is the evolution our resort is experiencing through the transformation of our buildings, which makes our resort always more beautiful and welcoming.

There are many novelties this winter. Our snowpark becomes the "Elements Park" and has been completely redesigned to accommodate freestylers of all levels. The ESF offers a new program 100% dedicated to women "Me Time Pour Elles" with ski lessons and a relaxing moment at the spa. A new picnic and lounge opens its doors in Méribel-Mottaret. Finally, we continue to extend WiFi access to larger areas of the ski domain.

Méribel is constantly investing in the development of its ski area in order to guarantee an impeccable skiing experience. The resort is family-friendly and offers many activities for all ages but so far, very few land reserves remain available on the resort.
